Case #

Description 1: Enter this number if you need to track down a specific listing. It is often referred to as a docket number, which is assigned by the court to identify a particular bankruptcy case. Examples include a lender's internal file number, a lis pendens docket number, etc.

Debtor Name

Deed Cat

Filing Date

Description 1: The date that a person officially files for bankruptcy at a County Clerk office.

Description 2: The date that a lis pendens is filed in the County Clerk records. (A lis pendens is a foreclosure complaint filed by the lender to allow third parties to know that there is a pending legal action that affects the property.)

We currently provide five different listing types in our database, including foreclosures, preforeclosures, bankruptcies and tax liens.

Live Auctions

The Live Auctions tab will provide you with listings that are priced below market value in the zip code or area in which you are searching. To refine your search even further, simply complete some of the additional fields within the Deals tab and click Search.

LP - Lis Pendens

A Latin phrase that means "pending legal action." In a judicial foreclosure action, a lis pendens is filed with the clerk contemporaneously with the filing of the foreclosure complaint to allow third parties to know that there is a pending legal action that affects the property.

Max Value

Listings have a price associated with them. Use this field to narrow your search and find listings in your budget. For example, you can narrow your search for listings that don't cost any more than $5,000.

Min Value

Listings have a price associated with them. Use this field to narrow your search and find listings in your budget. For example, you can narrow your search for listings that don't cost any less than $100.

NFS - Notice of Foreclosure Sale (Final Judgment of foreclosure)

A variation of a notice of sale that indicates the time, date, and other particulars for a proposed foreclosure sale. This notice will generally be part of the statutory notice requirements necessary before a foreclosure sale can occur.

NOD - Notice of Default

A formal written notice to a borrower that a default has occurred and that legal action may be taken.

NOT - Notice of Trustee

A written document that contains the name and contact information of the trustee in a foreclosure action.

NTS - Notice of Trustee Sale

A written document that announces the time, date, and other particulars of the trustee's sale. It often describes the property to be sold and gives an estimate of the unpaid debt. This announcement must usually be published in the local newspaper and displayed in public view (i.e. the courthouse) a certain number of days prior to the sale, depending on the laws of the county in which the property is located.

PF - Petition for Foreclosure

Filed with the local court clerk, this document is the lender's application to the court to initiate foreclosure proceedings. It names all parties having any interest of record in the property that were discovered in the title search.

Power Search

The Power Search tab will provide you with all of the listings in our database — preforeclosures, foreclosures, bankruptcies and tax liens — for the region or zip code that you enter.

Within the Power Search tab, the top of the page will also display tabs for each listing type (i.e. foreclosures). If you only want results for a certain listing type, simply click on that tab to see those specific results.

Preforeclosures

The Preforeclosures tab will provide you with results for only the preforeclosure listings located in the zip code or area in which you are searching. To refine your search even further, simply complete some of the additional fields within the Preforeclosures tab and click Search.

Price

Description 1: Listings usually have a price associated with them. Use this field to narrow your search and find listings in your budget. Using the drop down menus, for example, you can search only listings that cost between $100,000-$225,000.

Record Type

Description 1: Enter the type of bankruptcy such as Chapter 7 or 13 for which you would like to view listings.

Saved Listings

This special feature allows you to highlight and save your favorite listings. Simply click on the grey star located to the left of a desired listing on the results page and it will turn yellow. Once a listing has a yellow star next to it, it is automatically saved.

It is also possible to save listings from the details page. Just click the grey star to the left of the listing type (i.e. Live Auction, Foreclosure, Preforeclosure, Bankruptcy, Tax Lien) at the top of the page and it will turn yellow. And whenever a listing has a yellow star next to it, it is automatically saved.

To view and edit all of your "Saved Listings" make sure that you are first logged in. Then, click on the orange "Saved Listings" link, which is located in the upper right-hand corner of your screen. This will take you directly to the "Saved Listings" section of "My Profile." From here, you can manage all of your "Saved Listings," and much more.

Scheduled

The date on which the debtor is required to attend a Section 341 hearing, which is commonly called the first meeting of the creditors.

Sheriff Sales

The Sheriff Sales tab will provide you with results for only the Sheriff Sales (also known as foreclosure properties set for public auction) located in the zip code or area in which you are searching. To refine your search even further, simply complete some of the additional fields within the Sheriff Sales tab and click Search. Note: Sheriff Sales have scheduled auction dates. It's common for homeowners and lenders to resolve these default situations prior to the actual auction date.

Sort by

This drop down menu allows you to sort listings by Days on Site, Street, City, State, Has Photograph, Zip Code, Bedrooms, Bathrooms, Price, Zestimate® and Property Type. Simply select the option for which you would like to search from the drop down menu and the listings will be sorted accordingly.

Status

Listings are classified as:

After 3 days, a listing is no longer new, it is considered active.

In the event that a foreclosure is under contract it will be marked inactive. However, a listing can return to the market if the purchase falls through. In this case, we will continue to display the listing for a limited time.

Fresh listings

Street

Subscribers have access to the precise street address for every listing. Also use this link to access the complete property details.

Tax Liens

The Tax Liens tab (when available) will provide you with results for only the Tax Lien listings located in the zip code or area in which you are searching. To refine your search even further, simply complete some of the additional fields within the Tax Liens tab and click Search.

Tax Value

The assessed value of the certificate, which is based on the listing's outstanding property tax payments.

Zestimate®

The Zestimate® is an estimated market value for a home provided by Zillow.com. The figure is computed using a proprietary formula and will often be within 10 percent of the selling price of the home, according to the Web site. This is a helpful valuation tool that let's you compare a home's estimated value to the asking price. It is not a professional appraisal.
