Are these Tax Liens unsatisfied? - 2006/11/28 22:16I question the usefullness of your database. I have been trying to obtain the public list from Los Angeles county for awhile now. They always tell me no such list exist for tax delinquent homeowners. They also tell me no one would create such a list.
How am I assured that if I send a mailing to a group of homeowners from your database, they are actually ones that have delinquent property taxes? Because if it is real I wouldn't care what it cost per month. I'd join in a heart beat. The Los Angeles county tax office said no list exist. what am I signing up here if there is no such database.

Re:Are these Tax Liens unsatisfied? - 2006/11/28 22:39Yes, our database does supply data for delinquent taxes. We have thousands of properties that have issued liens upon them.
I'm not sure why Los Angeles County would suggest that there is no such list available. Tax lien investing is a lucrative and profitable business. Correspondingly, there are services that arise because of that need.
I can imagine that you have spent a lot of time trying to gather the data directly from the county. This is one of the main reasons for our success is that the data is right on your computer, as accessible as you can get- without the hassle.
I hope this addresses your concerns.
Thanks,

Re:Are these Tax Liens unsatisfied? - 2006/11/29 00:08Yes, i've been trying for a couple weeks now. I've called so many people at the LA county tax office that they are becoming angry with me. They won't give up the list.
If your database truly has homeowners that are currently delinquent in their property tax then I don't need to deal with the County. I don't mind at all paying you for this type of access.
Is there anyway I can PM you or contact you via email? I'm not a flake. I'm researching what is an amazing opportunity if your database contains real delinquent property tax leads. I am not interested in certificates. Only the homeowners that are delinquent and need to pay the due tax before it's to late. Does your database have these?

I'll most definatly let you know by the weeks end or sooner. I do thank you for taking the time to post reples because it at the very least shows you're paying attention to those that have a great need for this database.

Re:Are these Tax Liens unsatisfied? - 2006/12/04 14:57Hi James,
No, I'm not familiar with John Beck the Tax Expert. You'll want to research any guru before you buy their product. Most are quite helpful seeing as thought tax lien/deed investing can be quite complicated.
As far as the dates go, yes the county will provide you with the date of the auction. We have a new feature about to launch that will give you dates of up coming auctions nationwide. It should be very helpful.
Thanks,
Luanne

Re:Are these Tax Liens unsatisfied? - 2006/12/06 13:45Hello James,
Let me see if I can answer your question. First off, you'll need to differentiate between a tax lien and tax deed.
If you do in fact want possession of a property so that you can resell the property for market value, you would be interested in a tax deed. For this you will have to attend a tax deed auction.
Use our database to find properties that may interest you and to find out when the prospective auction will be. To do this you will have to check you county webpage first to find out at what point after the default in taxes the auction will occur.
Hope this helps.
Thanks,

Re:Are these Tax Liens unsatisfied? - 2006/12/06 13:50Yes, Tony, we do have data for delinquent taxes. We actually have over 80,000 delinquencies listed for Los Angeles County alone. No wonder the county refused the list- that would be too much work on their part.
The data we have are for those with tax delinquencies. The data contains the amount owed and the year the taxes were delinquent. If this is in fact what you are looking for then we do have that information for you.
Because tax lien investing can be a little complicated to the newcomer, some are confused with the certain stage of the delinquency that they are interested in. For this reason we offer the 7-day free trial, so that our customers can gain access to our data and be certain that it is what they are looking for. 9 out of 10 times they are completely satisfied with our information, because we also give access to other types of distress properties.
Thanks,

Re:Are these Tax Liens unsatisfied? - 2006/12/07 01:21Hi Luanne,
Yes I am familiar with a tax lien, tax deed and auction. I always think I can touch base with county office or tax assesment office to find a list of tax deeds I can buy from there.
I am not able to win a bid at a tax deed auction because someone will get higher than me.
Is there any way that I can buy a tax deed through the county office without attending the tax deed auction? Your help would be appericated.
