if property is not redemed--confused- - 2008/11/10 23:43 I have asked several "gurus" about what to do in the process of when the property is not redeemed. On here I read that it goes to auction. I have been told by some that you have a strict time period in which you can claim title to the property by filing for it- with a 5% chance of aquiring it. Can any one shed any light onto aquiring the title by it not going to auction? thank you.

Re:if property is not redemed--confused- - 2008/11/11 13:53 Only a couple of state allow that (not going through auction when the lien is not redeemed). I believe one is Illinois. Ultimately you have to do it the way the county guides you and if it must go through auction, then it must go through auction.

Most likely your lien will be redeemed. You normally have at least a year to file foreclosure on the property.

I am not sure about other states, but I live in North Dakota, and here you simply attend the tax sale and bid on the property. The starting bid will be the amount owed on the property, but the sale price may be more than the taxes owed. And here the owner of the property has right up to the time of the sale to redeem the property, after that it is open to anyone.
