Miami-Dade 2007 tax sales results - 2008/08/10 02:53 Hello Luanne,

Just a piece of information for fellow subscribers that came across from Miami-Dade county tax collector office:
The results of the last year's tax sales based on the internet auction reportedly sold around 46,000 lien certificates, leaving very little of unsold for over-the-counter sale.Virtually all certificates were sold at bid rates of 0.25%(!!!)- which means that they will be paid at 5% minimum interest by the state law. It is a far cry from 18% people think they are going to get.
Many major counties do conduct internet auctions where institutionalized investors get nearly everything.

Any suggestions from you?

Thanks for the helpful information. Yes, many times institutional investors have an unfair advantage. Unfortunately, this is why tax liens still remain an illusive form of investing. It require research, and due diligence. Perhaps it would be better to invest in smaller counties or through auctions held in person.
