Tax Liens - 2007/06/28 23:58 Hi forgive me if this question has been answered and I've have overlooked it. Im trying to figure out how the tax liens work from the page set up when I hit the tax liens selection. Like on the foreclosure or preforeclosure link, it tells me when the NOD was how much the default amount is and whether it's going for auction or banked owned for sell. My question is basically I look at the tax liens and one category states year and the other states year assessed. I know for California where I'm located after five years the property goes for sell or auction. What tells me when they were delinquent and if going to auctioon when. I'm confused one property stated 1999 as the year delinquent, but it's 2007, shouldn't it have been auctioned by now, why is that property still listed or am I missing something, someone please help!

Re:Tax Liens - 2007/07/03 16:15 Thanks for posting on our tax lien discussion board. It seems as though you already have a pretty good understanding of the tax lien investing process.

Our data is best for tax deed auctions when the property is available after the lien has been outstanding for a couple of years.

Unfortunately, because all the states differ with the amount of years that pass before the property can be sold at auction, it is difficult to list certain liens for certain states.

Tax lien investing does require some research and even patience if you are looking for a specific home. This is why tax lien and tax deed investing is so profitable and lucrative- because it is also difficult to predict.

So to answer your question you will always want to cross reference with the county or just predict that a lien from 2002 will be at auction in 2007 (in California). Also note that some tax sale homes are not purchased and therefore the county has to keep it until it is sold- as in the case of the property with a lien from 1999.

Hope this helps.

Thanks and good luck with your tax lien investing ventures ahead!

Thanks,

Luanne
